Sadly, I don't see how we're going to be able to run this without charging some kind of membership.
Whilst I'm open to other suggestions, I don't see how

My back of the envelope calculations make me think that with 30-40 people, it might be doable at around $50 a month.
For reference, a small shop goes for approx. $1500 a month.

If there is any grant money or council assistance, that would help with getting things going.

Agreed. I don’t think this is unreasonable though.

Some people might not want to be a member, so one off payments of say $10 per visit or more for specialised events. I think that’s fair for access to resources and knowledge you’d not otherwise have.

Let’s start a list of ongoing:
Rent
Power
Water
Gas(?) - preferrably not but may be needed for heating
Internet
Waste Disposal (if needed beyond regular pickups)

Should we start a shared Google Sheet to track some of this stuff?

Govt and Council assistance is very likely to be necessary. Maybe aligned business sponsorship? Precious Plastic for example. Don’t want to be a corporate shill, by will take their money if the terms are right.

I assume ther’d need to be some sort of entity registered, like a nonprofit, that’s responsible for paying all the things. Likely a cost associated with that too.

Like with the insurance, the existing groups in the area will likely have good advice.
